I have been a realtor now for 17 years and have worked for same company for the last 11 years which is the largest real estate conglomerate company in the United States. I wanted to share my commission with a buyer in need of some financial help but could not because of my company’s policies. So, I decided to become my own broker and opened a new company “Home Discount Realty”. Now I can share my commissions.
Talking about lowering or sharing commissions in the real estate industry is a rather taboo topic. The industry standard allows both the buyer’s and seller’s real estate agent to accept 3% commission on the sale or purchase of a resale home or new home. Although sharing the commission with a buyer or seller is perfectly legal in the state of Nevada, most real estate brokers would rather not. Why? It’s obvious, they want to keep the full 3% for themselves. In a lot of cases large Real Estate Companies already split commissions with their agents. They may not allow their agents to share their commissions with a buyer or seller. Large real estate companies need their share of commissions because of waste and the high cost of their business model.

Because my buyers have done so much of the work already, I’m in turn able to share up to 50% of my commission on resale homes and 50% of my commission on new homes.
